  • Advertising the property on our website, the Rightmove.co.uk property portal and Globrix
  • Taking up references and performing credit check on tenant

 
CUSTOMprep – We carry out all the prior preparation before the property is let

Service includes:-

  • Preparation of cd containing photographs, inventory, safety certificates, etc.

CUSTOMstart – We will deal with all the tenancy paperwork and handover to the tenant

Service includes:-

  • Service of AT5, preparation and signing of lease agreement and explanation to the tenant of the terms of the tenancy documentation and their rights and responsibilities
  • Collection of deposit and first rental instalment
  • Hand over of keys, meter readings, advising Utility Companies and Council Tax Authorities
  • Explanation of how things work (heating, showers, washing machine etc)

CUSTOMend – We will ensure that the tenancy is properly and legally brought to an end

Service includes:-

  • Issuing of AT6 Notice
  • Agreement with tenant on date of departure
  • Cleaning expectations and return of deposit
  • Dealing with new let viewings
  • Re-issuing paperwork to an existing tenant who wishes to renew their tenancy

 

CUSTOMinspect – We will carry out inspections of the property during the course of the tenancy

Service includes:-
Scheduled inspection visits during the course of the tenancy to check the condition of the property, the fixtures and fittings and the inventory items
Unscheduled inspections if there are any warning signs – this will be tailored according to the circumstances

CUSTOMwatch – We will put in place a discreet monitoring service – this is not a replacement for effective Property Management but can provide early warning of potential problems.

Service includes:-

  • Utility usage monitoring
  • Neighbour phone hotline

CUSTOMclean – We will ensure the property is properly cleaned at the end of the tenancy

Service includes:-

  • Instructing and supervising professional cleaning of the property

CUSTOMman – We will carry out the following management services in addition to all of the above

Services include:-

  • Dealing with landlord registration
  • Advising on rent setting
  • Rent account handling
  • Keeping deposits in separate client account
  • Deal with repairs – organising repair and deducting cost from rent; advising you and leaving for you to organise; or other arrangement by agreement with you

CUSTOMOptions -

On request and at an additional cost we can organise the following optional services:-

  • Production and implementation of a planned maintenance/replacement schedule
  • Property insurance
  • Rental income insurance
  • Review of mortgage finance

CUSTOMFees

  • £300 (inclusive of VAT) up-front fee to include: CUSTOMfind CUSTOMprep andCUSTOMstart
  • 11% (inclusive of VAT) of monthly rental income payable during the currency of the tenancy to cover the remaining services detailed above but excluding CUSTOMOptions.  No fees payable during any tenancy void periods.
  • CUSTOMOptions – fees subject to negotiation
